Frequently Asked Questions

Q: How do I register on the site?
A: There is a "Register" button on the top right of the site - or you can click Register. After filling out the form, your information will be forwarded to the site administrators who can approve your request.

Q: Why should I register?
A: There are a number of pages that are available only to registered users. Pages include a list of the board members, a community forum, surveys and committee information.

Q: What about the privacy of information I provide?
A: Only registered users can see the list of residents and provided information, and it is our intention that only owners and residents will be registered. Additionally, there is a Privacy tab under "Account Settings" that allows you to set who can see the information you enter.

Q: What is the Association's mailing address?

Q: When is the annual meeting?
A: An annual homeowner's meeting is held in the spring of each year; usually in February or March. Letters to the homeowners are sent prior to the meeting announcing the time, date and location.

Q: What are the annual association dues?
A: Current association dues are $290/year. These dues are used to cover maintenance of the entrance and lakes and accumulate for larger projects such as road and drainage repairs. Contact C&S for current amount due if you have any questions through the Contact Us page.

Q: Someone planted a tree on my property before/during/after I bought/built/inherited my house. Does the association maintain it?
A: No. Like your grass, trees on your property and any damages they may cause (plumbing, roofing, driveway...) are your own responsibility. Lest you think, "Fine. I'll chop them all down then", both Sarasota City Ordinances and our Deed Restrictions prohibit felling of trees without proper planning, permission, permitting and perhaps a period of procrastination.

Q: Can you sum up the deed restrictions in 30 words or less?
A: Yes.

Q: Okay - what's the summary?
A: No parking on the street or grass. No boats, RVs or commercial vehicles outside a garage. No rentals without prior lease approval. No businesses. Pre-approval required for property modifications.

Q: Can I eat the fish in the lake?
A: While possible, it's probably not advisable.

Q: I want to add a fence/garage/treehouse/flag pole/lawn flamingo. Do I need to do anything first?
A: There are a number of Deed Restriction driven limitations on changes to your home. Please submit any exterior modifications to the Architectural Review Board (you'll need to be logged in) for approval before launching on a project.

Q: Help. I parked on the street overnight and now I can't find my car. What should I do?
A: Not park on the street. If you want another try, call Upman Towing at 941.365.7084 and arrange to get your car back.

Q: When are normal and bulk trash pickups?
A: Trash and recycling is picked up on Thursdays. Please do not put trashcans out earlier than Wednesday night and bring them back up Thursday night. The city will make bulk pickups on request. Call 941.955.2325 to request a pickup, and they will send a truck. 

Q: Where should I send an estoppel request or other question not answered here?
A: The Association Management Company, C&S, will help with these requests. They can be reached via the Contact Us page.
